CC 10. Restaurant Lease Agreement – 114 E. Italia Street\nStaff Recommendation:\nThat the City Council:\n1. Approve a lease agreement with Union Restaurant Group for the operation of a\nrestaurant at 114 E. Italia Street; and\n2. Authorize the City Manager to execute the agreement.

CC 11. Covina Park Improvements Project – Project No. P2005 – Award of Contract to\nGentry Brothers, Inc. in the Amount of $149,500\nStaff Recommendation:\n1. Award a contract for the Covina Park Improvement Project – Project No. P2005 to\nGentry Brothers, Inc. as the lowest responsive bidder in the amount of $149,500 and\nauthorize the City Manager to execute the contract; and\n2. Authorize a project contingency amount of $15,000 to cover the cost of unforeseen\nconstruction expenses.

CC 12. Department of Public Works – Water Division – Purchase Agreement for (1) 2024\nFord Super Duty F-250 Truck\nStaff Recommendation:\nAuthorize the City Manager to execute a Purchase Agreement with National Auto Fleet Group\nfor the purchase of one (1) 2024 Ford Super Duty F-250 Truck in an amount not-to-exceed\n$75,000.

CC 13. City-Wide Alleyway Resurfacing Project – Project No. P2501 – Award of Contract to\nFS Contractors, Inc. in the Amount of $60,000\nStaff Recommendation:\n1. Approve plans and specifications for the City-Wide Alleyway Resurfacing Project –\nProject No. P2501;\n2. Award a contract for the City-Wide Alleyway Resurfacing Project – Project No.\nP2501 to FS Contractors, Inc. as the lowest responsive and responsible bidder in the\namount of $60,000 and authorize the City Manager to execute the contract;\n3. Award a Professional Services Agreement (PSA) between the City of Covina and\nCEJ Engineers, Inc. in an Amount not-to-exceed $24,080 for Construction\nManagement and Inspection Services and authorize the City Manager to execute the\ncontract; and\n4. Authorize a project contingency amount of $6,000 (approximately 10%) to cover the\ncost of unforeseen construction expenses.

Azusa Avenue\nStaff Recommendation:\nCity Council approval of Initial Study/Mitigated Negative Declaration (IS/MND) with\nMitigation Monitoring and Reporting Programs (MMRPs) as adequately prepared in\naccordance with the California Environmental Quality Act (CEQA), Planned Community\nDevelopment (PCD)21-2, Tentative Parcel Map No. 84397, Conditional Use Permit (CUP)21-\n29, and Site Plan Review (SPR)21-160, to allow for the development of a hotel use and alley\nrelocation, for the property located at 578 N.
