Request to Approve a Project Reimbursement Agreement between the City of Irwindale and IBY\nProperty Owner, LLC (“Owner”) for the reimbursement of costs associated with processing and\nnegotiating permits, entitlements, and proposed Conditions of Approval, including CEQA, City\nAttorney, and contract planning costs associated with a proposed specific plan that includes the\nconstruction of a warehouse distribution center/industrial park totaling up to ±3,000,000 square\nfeet with associated parking, and on‐site mining and reclamation activities for property located at\n15801 First Street (APNS 8533‐009‐025, 8533‐009‐026, 8533‐009‐027, 8533‐009‐028 & 8533‐009‐\n029)\nDepartment: Community Development\nRecommendation: That the City Council approve the Project Reimbursement Agreement with\nIBY Property Owner, LLC for the reimbursement of costs associated with processing and\nnegotiating permits, entitlements, and proposed Conditions of Approval of the Project,\nincluding all CEQA work conducted and all necessary CEQA documents prepared by the CEQA\nconsultant selected by the City as Lead Agency and costs incurred by the City’s Attorney’s\noffice and contract services, including but not limited to planning and geotechnical.
