Public Hearing (Continued from May 14, 2024) - Tentative Tract Map No.\nP22-264 (TTM 20467) and Precise Plan of Design No. P22-266 - a request to\ndemolish a single-family home and develop a single-family residential\nsubdivision, comprised of nine (9) residential lots, one (1) lettered lot, and a new\npublic street. The site is located on Park Avenue, west of Curtis Street, and east\nof Coloma Street, within the Low Density Residential (R-1) General Land Use\ndesignation and Zoning District. (APN:0283-162-20) [Community\nDevelopment]\nStaff recommends that the City Council:\n— 1. DETERMINE that the project is Categorically Exempt from the\nrequirements of the California Environmental Quality Act (CEQA) pursuant\nSection No. 15332, (Class No. 32, In-Fill) and direct staff to file a Notice of\nExemption; and,\n— 2. APPROVE Tentative Tract Map No. P22-264 (Map 20467) to subdivide\na 2.8-acre parcel and create nine (9) single-family residential lots, one (1)\nletter lot for a storm-water drainage basin, and a new public street with\nassociated street and landscaping improvements; and,\n— 3. APPROVE Precise Plan of Design No. P22-266 for the demolition of an\nexisting single-family residence and the construction of nine (9) single-\nfamily residences each featuring its own Accessory Dwelling Unit. The\nproject approval is based on the Findings contained in the staff report and\nsubject to the Conditions of Approval.

Public Hearing - Council Bill #O-2024-04 - An Ordinance of the City Council\nof the City of Loma Linda repealing Ordinance 712, which will remove Chapter\n17.105 Formula-Based Fast Food Restaurants of the Loma Linda Municipal Code\nin its entirety\nStaff recommends that City Council take the following actions:\n— 1. DETERMINE that Development Code Amendment is not subject to\nCEQA requirements per §15378, as it does not commit to any specific\nproject with potential environmental impacts. Additionally, the ordinances are\nexempt under §15061(b)(3), the common sense rule, which states these\nactions have no environmental effect; and,\n— 2. INTRODUCE Council Bill #O-2024-04 on first reading and SET the\nsecond reading to July 9, 2024 - An Ordinance of the City Council of the City\nof Loma Linda repealing Ordinance 712, which will remove Chapter 17.105\nFormula-Based Fast Food Restaurants of the Loma Linda Municipal Code in\nits entirety, and amending Chapter 17.40 Commercial and Industrial Zones\n(BP, CO, C-1, C-2, and CM) to allow Fast Food Restaurant With Drive-\nThrough in the BP, C-1, C-2, and CM Zones subject to a Conditional Use\nPermit and specific use regulations, and amending applicable definitions in\nChapter 17.02 Introduction and Definitions for consistency purposes\nthroughout the Development Code.
