Introduce Ordinance 1331 A City­Initiated Municipal Code Text Amendment to Amend\nSpecified Chapters of Title 15 of the San Dimas Municipal Code (Buildings and Construction)\nto Adopt By Reference the 2025 Editions of: the California Building Code Volumes 1 & 2, the\nCalifornia Residential Code, the California Plumbing Code, the California Electrical Code, the\nCalifornia Mechanical Code, the California Fire Code, the California Wildland­Urban Interface\nCode, the California Green Building Standards Code, the 2024 International Property\nMaintenance Code, Together with Certain Amendments, Additions, Deletions, and Exceptions,\nIncluding Fees and Penalties.\nRECOMMENDATION:\nStaff recommends that the City Council:\n1. Approve Resolution 2025­52, A Resolution of The City Council of the City of San Dimas,\nCounty of Los Angeles, Approving Vesting Tentative Tract Map 24­04 (84663), General Plan\nAmendment 24­04, Development Plan Review 24­13, Tree Removal Permit 24­04; with an\nAssociated Affordable Housing Agreement; The project is exempt under Government Code\nSection 65457 and CEQA Guidelines 151829(C) A Request to Approve a Vesting Tract Map\nfor Condominium Purposes for the Development of 164 Units (Attached Two­ and Three­\nstories), 17 of which will be Affordable Units (Moderate­income); Amend the Housing Element\nto Reallocate 89 Units Across Affordability Levels from the Subject Site to Seven (7) other\nExisting Housing Sites (No’s 4, 5, 7, 9, 10b, 11, 12), Reduce the Density of the Subject Site\nfrom 45­55 DUA to 16­25 DUA, and Create Two Sites from Site #13 (13a & 13b);\nDevelopment Plan Review for the Architectural and Site Layout Review, and the Associated\nRemoval of a Total of 116 Trees (80 Mature And 36 Non­mature Trees). The Project Site is\nLocated just East of 444 E.
