9.\nPublic Hearing to Consider an Appeal of the Planning Commission Approval of Precise Plan\n580 And Addendum To The General Plan Final Program Environmental Impact Report\n[(State Clearinghouse #2022100563) General Plan FEIR] for the 16800 Magnolia MixedUse - Presentation by Steven Ayers, Principal Planner Page 138\nRecommended Action: Conduct the public hearing and approve a resolution memorializing\nthe denial of the appeal and reaffirming the Planning Commission’s approval of an\naddendum to the Fountain Valley General Plan Final Program Environmental Impact Report\n(State Clearinghouse #2022100563) (General Plan FEIR) in accordance with the California\nEnvironmental Quality Act and approval of Precise Plan No. 580 submitted by Holland\nPartner Group to construct a mixed-use development, known as ‘16800 Magnolia’ or ‘16800\nMagnolia mixed-use project’, consisting of 657 residential apartment units and 4,460 square\nfeet of ground-floor commercial use within two (2) seven-story buildings partially surrounding\ntwo (2) seven-story parking structures with rooftop parking on a 6.87 acre project site located\nat 16800 Magnolia Street and 9025-9063 Recreation Circle. The conditions contained in\nPlanning Commission Resolution No. 25-09 would therefore remain unchanged.
