5. 25-54867 Recommendation to accept Categorical Exemption CE-25-022;\nApprove a modification to a previously-approved Site Plan Review (App No. 1606-\n02) (MOD25-002) for a façade remodel at an existing 40,000-square-foot vacant\nretail space (former hardware store), approve a new Site Plan Review (SPR25-\n007), and adopt the proposed findings and conditions of approval thereto, to\nfacilitate the conversion of a vacant 40,000 hardware store to a bowling alley and\nentertainment center, including the conversion of a 6,760-square-foot-garden\ncenter to building area at 4100 East Carson Street within the Long Beach\nExchange (LBX) development in the Douglas Park North Planned Development\nDistrict (PD-32 North);\nApprove a Conditional Use Permit (CUP25-001), and adopt the proposed findings\nand conditions of approval thereto, for the operation of a bowling alley and\nentertainment center within the remodeled and expanded building in PD-32 North;\nand\nApprove a Conditional Use Permit (CUP25-002) and adopt the proposed findings\nand conditions of approval thereto, for onsite alcohol beverage sales at a bowling\nalley and entertainment center with a California Department of Alcoholic Beverage\nControl (ABC) Type 47 License (On-Sale General – Eating Place).
