37. Department of Public Defender Seven-Year Lease Agreement\nRecommendation: Authorize the Chief Executive Officer to execute the\nproposed lease renewal with Omnis Network, LLC (Landlord), for approximately\n8,106 sq ft of office space and 29 on-site parking spaces located at 3655\nTorrance Boulevard in the City of Torrance (4), to be occupied by the\nDepartment of Public Defender, with an estimated maximum first-year base\nrental amount of $210,000, but with a two-month rent abatement of $35,000, will\nequal $175,000, with an estimated total proposed lease amount of $1,571,000\nover the seven-year term, with rental costs to be funded 100% by Net County\nCost (NCC) that is already included in the Department’s existing budget, and\nthe Department will not be requesting additional NCC for this action; authorize\nthe Chief Executive Officer to execute any other ancillary documentation\nnecessary to effectuate the proposed lease, and to take actions necessary and\nappropriate to implement the proposed lease including, without limitation,\nexercising early termination rights and the option to extend the term; and find\nthat the proposed lease is exempt from the California Environmental Quality Act.\n(24-4118)\nAttachments: Board Letter\nPublic Comment/Correspondence
