20. Probation Department Seven-Year Lease\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nlease with S&S Entities, LLC, a California limited liability company, for the\nProbation Department’s continued use of approximately 12,928 sq ft of office\nspace and 65 on-site parking spaces, located at 1299 East Artesia Boulevard in\nthe City of Carson (2), with an estimated maximum first-year base rental\namount, including parking, of $388,570, with an estimated total lease amount of\n$2,962,000, over the seven-year term, 100% funded by a block grant from the\nState of California AB 109 program, with no impact to Net County Cost;\nauthorize the Chief Executive Officer to execute any other ancillary\ndocumentation necessary to effectuate the proposed lease, and to take actions\nnecessary and appropriate to implement the proposed lease, including, without\nlimitation, exercising an early termination right after the 60th month and one\noption to renew for an additional period of five years, upon further Board\napproval; and find that the proposed lease is exempt from the California\nEnvironmental Quality Act.
