17. Department of Public Works Lease Agreement\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nlease with Sonnenblick Del Rio Norwalk LLC, a Delaware limited liability\ncompany (Landlord), for the Department of Public Work's use of approximately\n5,479 sq ft of office space, and 27 on-site parking spaces located at 12440\nImperial Highway, Suite 110, in Norwalk (4), at an estimated maximum first year\nrental amount of $116,741 paid to the Landlord, includes parking and rent\nabatement of $21,368, the estimated total lease amount is $3,851,000 over the\n15-year term funded 100% by fees collected for services rendered and with\nDepartment of Public Works’ existing resources, and there will be no impact on\nNet County Cost; find that the proposed lease is exempt from the California\nEnvironmental Quality Act; and take the following actions:\nAuthorize the Chief Executive Officer to reimburse the Landlord up to\n$876,640 for the County’s Tenant Improvement (TI) contribution to be\npaid in a lump sum payment;\nAuthorize the Director of Public Works to contract with and instruct the\nDirector of Internal Services, in coordination with the Chief Executive\nOfficer, for the acquisition and installation of telephone, data, and\nlow-voltage systems and vendor installation (Low-Voltage Items) at a total\namount not to exceed $462,000 to be paid in a lump sum payment, where\nthe cost for the Low-Voltage Items is in addition to the rental costs and\nthe County’s TI contribution payable to the Landlord; and\nAuthorize the Chief Executive Officer to execute any other ancillary\ndocumentation necessary to effectuate the terms of the proposed lease,\nand to take actions necessary and appropriate to implement the terms of\nthe proposed lease including, without limitation, exercising early\ntermination rights and any options to extend.
