15.\nTUESDAY, OCTOBER 21, 2025\nDepartment of Health Services Lease Agreement Amendment\nRecommendation: Authorize the Acting Chief Executive Officer to execute a\nproposed lease amendment with 826 W. 220TH STREET LLC a California\nlimited liability company, for the Department of Health Services’ (DHS) use of\napproximately 83,635 sq ft parcel of land located at 826 West 220th Street in\nTorrance (2). This proposes a lease amendment for a term of one year. The\nestimated maximum first-year base rental amount is $545,000. The estimated\ntotal proposed lease amendment cost, including taxes and insurance, is\n$578,000 over the one-year term. The rental costs are included in DHS existing\nbudget. DHS will not be requesting additional Net County Cost. Authorize the\nActing Chief Executive Officer to execute any other ancillary documentation\nnecessary to effectuate the terms of the proposed lease amendment and take\nactions necessary and appropriate to implement the proposed lease\namendment including, without limitation, exercising any of the two one-year\noptions to extend with 3% annual increases in base rent. If exercised, the total\nterm of the proposed lease will be up to three years and the total estimated cost\nof the proposed lease amendment will be $1,785,000.
