27.\nAPPROVAL OF AN EXCLUSIVE NEGOTIATION AGREEMENT WITH JHC-\nACQUISITIONS LLC (JAMBOREE HOUSING CORPORATION) FOR THE\nPOTENTIAL DEVELOPMENT OF THE GUS VELASCO NEIGHBORHOOD\nCENTER\nPROPERTY,\nINCLUDING\nAN\nAFFORDABLE\nHOUSING\nDEVELOPMENT AND A REPLACEMENT COMMUNITY CENTER\n(COMMUNITY DEVELOPMENT)\nRECOMMENDATION: It is recommended that the City Council:\n1) Approve the Exclusive Negotiation Agreement (ENA) between the City of Santa\nFe Springs and JHC-Acquisitions LLC (an affiliate of Jamboree Housing\nCorporation) (Developer) for the potential ground lease, subdivision, and\nredevelopment of the city-owned Gus Velasco Neighborhood Center property\nlocated at 9255 Pioneer Boulevard (Site);\n2) Authorize the City Manager to execute the ENA in substantially the form\npresented, with such minor modifications and clarifying revisions as approved by\nthe City Attorney; and\n3) Take such additional, related action that may be desirable.
