Expenditure: None.\nRecommendation of the Community Development Director that City\nCouncil:\n1. Conduct a public hearing and consider approval of the First\nAmendment to the Development Agreement (“Amended\nDevelopment Agreement”), originally adopted on August 20,\n2024, under Ordinance No. 3934, between the City of Torrance\nand Gable House Development LLC, pertaining to a previously\napproved mixed-use development with density bonus comprised\nof 218 apartment units and 12,000 square feet of commercial\nfloor area, on property located in the H-DA2 Zone at 22501\nHawthorne Boulevard; and\n2. Determine the project is exempt from California Environmental\nQuality Act (CEQA) pursuant to Sections 15378 and 15061(b)(3)\nof the California Code of Regulations; and\n3. Adopt an ORDINANCE approving the Amended Development\nAgreement between the City of Torrance and Gable House\nDevelopment LLC; and\n4. Approve an Ordinance Summary for publication.
