17. APPROVAL OF TRACT MAP NO. 83368 – F2M26-11, M2M26-89\nOn August 1, 2022, Tentative Tract Map No. 83368 was approved to develop a\ncondominium project consisting of 7 residential units, including a 4-unit 3-story building, a\n2-unit 3-story building, and a 1-unit 3-story building, with each building inter-connected\nthrough a raised common space area, on a site of approximately 13,197 square feet within\nthe RH (Residential High Density) zone located at 205-207 South Marguerita Avenue in\n83368 and recommended recordation of the same. All Conditions of Approval applicable\nto Tract Map No. 83368 have been met and the project Conditions, Covenants and\nRestrictions have been approved and recorded. Building permits were issued on February\n28, 2024 and construction of the project is anticipated to be complete by the end of July\n2026.\nRecommended Action: City Council adopt Minute Order No. M2M26-89 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated June 22, 2026, this Council\nhereby finds and determines that the herein below described project will\nnot violate any of the provisions of Sections 66473, 66474.1 and 66474.6\nof the Subdivision Map Act of the State of California relating to findings for\napproval.\nSECTION TWO: This Council hereby approves Tract Map No. 83368 to\ndevelop a condominium project consisting of seven (7) residential units,\nincluding a 4-unit 3-story building, a 2-unit 3-story building, and a 1-unit 3-\nstory building, with each building inter-connected through a raised\ncommon space area, on a site of approximately 13,197 square feet within\nthe RH (Residential High Density) zone located at 205-207 South\nMarguerita Avenue and authorizes the City Clerk to endorse on the face\nof the map the certificate which embodies the approval of said map.
