PH 1. Zone Change No. 21-03\nCITY OF LANCASTER, CALIFORNIA\nRecommendation(s):\n1. Introduce Ordinance No. , amending the City Zoning Plan for approximately ten gross\nacres of land located at the northwest corner of 52nd Street West and Avenue L (APNs: 3204-\n006-036 and 3204-006-037 ) from Single-Family Residential, minimum lot size 15,000\nsquare feet (R-15,000) to Single-Family Residential, minimum lot size 10,000 square feet (R-\n10,000), known as Zone Change No. 21-03.\nThe proposed project would bring new single-family housing to an undeveloped area. The\ndevelopment would be governed by a homeowners’ association (HOA) which will ensure\nquality standards are enforced. In addition, the project would be compatible with the single-\nfamily homes and other residential uses that surround the proposed subject site. Therefore,\nstaff is recommending approval to change the zoning designation from R-15,000 to R-10,000.
