APPROVAL OF TRACT MAP NO. 37640 EMERALD RIDGE SOUTH\nLOCATED WEST OF AVALON STREET, AND NORTH OF CA-60\nFREEWAY, ACCEPTANCE OF OFFERS OF DEDICATION, APPROVAL\nOF SUBDIVISION AGREEMENTS, AND ACCEPTANCE OF\nIMPROVEMENT BONDS\n1. Requested Action: That the City Council approve Tract Map 37640 and\naccept the dedication as follows:\na. Accept the real property described as an easement for street and\npublic utility purposes for Lots “A” through “C.”\nb. Accept the real property described as an easement for public utility\nand ingress and egress purposes. The dedication is the northeasterly\n5 ft. of lots 139,198,225 and 227.\nc. Accept the real property described as a variable width easement for\ndrainage purposes on lot 229.\nd. Accept the real property described as an easement for public and\nstorm drain purposes, access and appurtenances. The dedication is\nfor a portion of Canal Street, lot 228 and lots L, N, P and R, shown\nas Easement “I.”\n2. Authorize the Mayor and City Clerk to sign Tract Map 37640.\n3. Approve and authorize the Mayor and City Clerk to execute the Subdivision\nAgreements; and\n4. Accept the surety bonds for construction of related off-site improvements\nand survey monumentation.
