Recommendation by the Cerritos Planning Commission, on a vote of 3-0, with two\nCommissioners absent, to approve the following:\nReview and consideration to waive full reading of and adopt A RESOLUTION OF\nTHE CITY OF CERRITOS APPROVING TENTATIVE PARCEL MAP 84298, A PROPOSAL\nBY CERRITOS-2 DEVELOPMENT LLC, TO SUBDIVIDE ONE (1) EXISTING PARCEL\nINTO TWO (2) SEPARATE PARCELS. THE SUBJECT PROPERTY IS LOCATED AT\n13730 ARTESIA BOULEVARD, CERRITOS, CALIFORNIA, 90703, AND IS ZONED\nSINGLE-FAMILY RESIDENTIAL (RS-6500) (APN 7022-005-031) (COUNCIL).*\nReview and consideration to waive full reading of and adopt A RESOLUTION OF\nTHE CITY OF CERRITOS APPROVING PRECISE PLAN 2023-15, A PROPOSAL BY\nCERRITOS-2 DEVELOPMENT LLC, TO CONSTRUCT A NEW SINGLE-FAMILY\nRESIDENTIAL DEVELOPMENT COMPRISED OF TWO (2) LOTS, ONE (1) WITH A\nNEW TWO-STORY RESIDENCE (PARCEL 1), AND ONE (1) WITH A NEW ONE-\nSTORY RESIDENCE AND A DETACHED ACCESSORY DWELLING UNIT (ADU)\nLOCATED IN THE REAR YARD (PARCEL 2). IN CONJUNCTION WITH THIS\nPROJECT, A NEW 6'-0" HIGH PERIMETER BLOCK WALL WILL BE CONSTRUCTED\nALONG THE NORTH PROPERTY LINE AND THE NEW RESIDENCES WILL BE\nACCESSED FROM DRIVEWAYS OFF OF PARKVALLE PLACE. ADDITIONAL\nIMPROVEMENTS INCLUDE NEW SIDEWALKS, PARKWAY LANDSCAPING, AND\nOTHER RELATED SITE IMPROVEMENTS. THE SUBJECT PROPERTY IS LOCATED AT\n13730 ARTESIA BOULEVARD, CERRITOS, CALIFORNIA, 90703, AND IS ZONED\nSINGLE-FAMILY RESIDENTIAL (RS-6500) (APN 7022-005-031) (COUNCIL).*\n*The applicant has proposed a detached accessory dwelling unit (ADU) on Parcel 2\nof Tentative Parcel Map 84298. In accordance with state planning and zoning laws,\nand with concurrence by the applicant, the public hearing will not apply to the\nproposed ADU, which will be processed administratively by City staff after\ncompletion of review for the new single-family housing development pursuant to\nTentative Parcel Map 84298 and Precise Plan 2023-15.\n*Pursuant to Section 15303 and 15315 of the California Environmental Quality Act\n(CEQA) guidelines, this project is categorically exempt from CEQA review.\nAgenda Report\nExhibit 18 - Presentation Packet
