4.1. A proposal by Rockland Land Company for Tentative Tract Map 38202 and a\nPlanned Development Permit to subdivide five existing parcels totaling\napproximately 33.8 acres into 181 single-family lots for the construction of 181\nsingle-family detached residences, and to create lettered lots for onsite roadways, a\ndetention basin, and two park/open space areas. (P21-076)\nRECOMMENDATION:\nThe Planning Commission recommends that the City Council:\n1. DETERMINE that this proposed Project will not have a significant effect on the\nenvironment based on the findings set forth in the case record adopt a Mitigated\nNegative Declaration (MND) and Mitigation Monitoring and Reporting Program\n(MMRP) pursuant to the California Environmental Quality Act (CEQA); and,\n2. APPROVE Tentative Tract Map (TTM) 38202 to subdivide 33.8 acres, into 181\nlots for the construction of 181 single-family detached residences, and to create\nlettered lots for onsite roadways, a two detention basin, and park/open space areas\nsubject to the Planning Commission Recommended Conditions of Approval; and,\n3. APPROVE the Planned Development Permit to modify the Residential, Low\nDensity (RL) Development Standards subject to the Planning Commission\nRecommended Conditions of Approval.\nDepartment: Community Development
