29. Department of Public Social Services Seven-Year Lease Amendment\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nlease amendment with Corbin Northridge L.P., a California limited partnership\nand Ronald Holman, Trustee of the Holman Family Trust, for the Department of\nPublic Social Services’ (DPSS’) use of approximately 57,799 sq ft of office\nspace and 291 on-site parking spaces located at 9451 Corbin Avenue in\nNorthridge (3), the estimated maximum first year base rental amount is\n$1,644,000, but with a one-month rent abatement of $137,000, will equal\n$1,507,000, the estimated total proposed lease amendment amount is\n$12,847,000 over the seven-year term, the rental costs will be funded by\n80.11% State and Federal funds and 19.89% Net County Cost (NCC) that is\nalready included in DPSS’ existing budget, DPSS will not be requesting\nadditional NCC; authorize the Chief Executive Officer to execute any other\nancillary documentation necessary to effectuate the proposed lease\namendment, and take actions necessary and appropriate to implement the\nproposed lease amendment including, without limitation, exercising any early\ntermination rights; and find that the proposed lease amendment is exempt from\nthe California Environmental Quality Act.
