25. APPROVAL OF TRACT MAP NO. 82148 – F2M24-11, M2M24-38\nOn June 17, 2019, Tentative Tract Map No. 82148 was approved to merge three existing\nlots into one lot and to subdivide airspace for a proposed 4-story, mixed use\ncommercial/residential complex on a site of approximately 28,390 square feet within the\nCBD (Central Business District) and Downtown Revitalization District overlay for the\nproperty located at 101, 105, and 107 S. Chapel Avenue. On December 1, 2023 the City\nEngineer signed Tract Map No. 82148 and recommended recordation of the same.\nConsequently, approval and recordation of this map is now appropriate.\nRecommended Action: City Council adopt Minute Order No. M2M24-38 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated February 26, 2024, this Council\nhereby finds and determines that the herein below described project will not\nviolate any of the provisions of Sections 66473, 66474.1 and 66474.6 of the\nSubdivision Map Act of the State of California relating to findings for approval.\nSECTION TWO: This Council hereby approves Tract Map No. 82148 for to\nmerge three (3) existing lots into one (1) lot and to subdivide airspace for a\nproposed 4-story, mixed-use commercial/residential complex on a site of\napproximately 28,390 square feet within the CBD (Central Business District)\nzone and Downtown Revitalization District overlay located at 101, 105, and\n107 South Chapel Avenue and authorizes the City Clerk to endorse on the face\nof the map the certificate which embodies the approval of said map.
