2. Hearing on the Appeal of Project No. PRJ2025-002162-(1) Hearing on the appeal of Project No. PRJ2025-002162-(1), Vesting Tentative Tract Map No. 84788 (RPPL2025002201), Conditional Use Permit No. RPPL2025003569, Oak Tree Permit No. RPPL2025003567, and Administrative Housing Permit No. RPPL2025002203, and a statutory exemption from the California Environmental Quality Act (CEQA). The Project proposes to create 104 detached condominiums on 8.5 acres on a former elementary school site. The Project also includes more than 100,000 cubic yards of grading, removal of two non-heritage oak trees, and the set-aside and long-term maintenance of 16 affordable dwelling units at the lower income level with several waivers and incentives to applicable development standards. The Project is located at 5034 Clydebank Avenue in the unincorporated community of Covina within the East San Gabriel Valley Planning Area. Applied for by the applicant, Tim Sales.
