40. Department of Children and Family Services Five-Year Lease Agreement\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nlease with Sonnenblick Del Rio Norwalk, LLC (Landlord), for the Department of\nChildren and Family Services’ (DCFS) continued use of approximately 37,995\nsq ft of office space and 151 on-site parking spaces located at 12440 Imperial\nHighway in Norwalk (4) to be occupied by DCFS, with an estimated maximum\nfirst-year base rental amount of $844,000, and an estimated total lease amount\nof $4,752,000 over the five-year term; the rental costs will be funded by 45%\nState and Federal funds and 55% Net County Cost (NCC), DCFS will not be\nrequesting additional NCC; authorize the Chief Executive Officer to execute any\nother ancillary documentation necessary to effectuate the proposed lease, and\ntake actions necessary and appropriate to implement the proposed lease,\nincluding, without limitation, exercising any early termination rights; and find that\nthe proposed lease is exempt from the California Environmental Quality Act.\n(24-1201)
