19. Department of Public Health Lease Agreement\nRecommendation: Authorize the Chief Executive Officer to execute a\nproposed lease with Sonnenblick Del Rio Norwalk, LLC, which will extend\nthe Department of Public Health's (DPH’s) use of approximately 20,647 sq\nft of office space and 83 on-site parking spaces located at 12440 Imperial\nHighway in Norwalk (4), with an estimated maximum first year base rental\namount of $459,000, and an estimated total proposed lease amount of\n$2,551,000 over the five-year term, the rental costs will be funded 100% by\nState and Federal funding sources that are already included in DPH’s\nexisting budget, and DPH will not be requesting additional Net County Cost,\nexecute any other ancillary documentation necessary to effectuate the\nproposed lease, and take actions necessary and appropriate to implement\nthe proposed lease including, without limitation, exercising any early\ntermination rights; and find that the proposed lease is exempt from the\nCalifornia Environmental Quality Act.
