1. Public Hearing to consider the following applications for 9.01 acres of land located at the\nnorthwest corner of Colton Avenue and Wabash Avenue (APN: 0168-291-02-0000) in the\nSingle Family Residential (R-1) Zoning District by applicant Vanita Soni Puri.\n(Mayor to declare meeting open as a public hearing)\n1. Reso No. 8576 - Mitigated Negative Declaration and Socio-Economic\nCost/Benefit Study prepared for the project in accordance with Section 15074 of\nthe California Environmental Quality Act.\n2 Reso No. 8577 - Land Conversion - A request to approve the conversion of\nagricultural land to residential land pursuant to Section 4.40s of the Redlands\nGeneral Plan (Measure “U”) for the project site consisting of 9.01 acres.\n3. Reso No. 8578 - General Plan Amendment No. 147 - A request to amend the\nGeneral Plan land use designation of 9.01 acres from Low Density Residential to\nMedium Density Residential.\n4. Reso No. 8579 - Specific Plan No. 66 - A request to adopt the “Madera at Citrus\nTrail Specific Plan” (Specific Plan No. 66) as the new underlying zoning designation\nfor 9.01 acres and establish development standards to accommodate single family\nresidential development at a density of 11.3 dwelling units per acre. The project\nproposes to construct 102 single-family two-story homes, new interior streets to\nserve the project, private recreational open space areas and on-site amenities,\nlandscape and lighting, and related improvements including drainage basins and\npublic/private utility connections.\n5. Reso No. 8580 - Tentative Tract Map No. 20571 and Commission Review &\nApproval No. 965 - A request to subdivide 9.01 acres for residential development\nand condominium purposes, as well as site plan approval and architectural design\nreview to construct a total of 102 single-family detached motorcourt homes up to two\nstories high within the proposed Madera at Citrus Trail Specific Plan.\n(Development Services Director Desatnik)
