(5) 23­1419­S1\nAssociates, Inc.\nCase No. DIR­2022­6485­TOC­SPR­VHCA­1A\nEnvironmental No. ENV­2022­6486­CE­1A\nFiscal Impact Statement: Yes\nCommunity Impact Statement: None submitted\n(5) 23­1419­S1\nCD 2 Related to Council file No. 23­1419\nSustainable Communities Project Exemption (SCPE), No. ENV­2024­\n1649­SCPE, and report from the Department of City Planning relative to\ndetermining that the proposed project, Case No. DIR­2022­6485­TOC­\nSPR­VHCA­1A, is statutorily exempt from the California Environmental\nQuality Act pursuant to Public Resources Code (PRC) Section 21155.1,\nand qualifies as a transit priority project pursuant to PRC Section 21155(b)\nthat is declared to be a Sustainable Communities Project, which by\ndefinition means that the proposed project is consistent with the general\nland use designations, density, building intensity, and applicable policies\nspecified for the project area in the Regional Transportation\nPlan/Sustainable Communities Strategy prepared by the Southern\nCalifornia Association of Governments pursuant to PRC Section 21155(a);\nand contains more than 50 percent residential; provides a minimum net\ndensity greater than 20 units an acre; and is within one­half mile of a major\ntransit stop or high­quality transit corridor included in a regional\ntransportation plan per PRC Section 21155(b); and, that meets all criteria\nof Subdivisions (a) and (b), including environmental criteria, land use\ncriteria, and at least one criteria (affordable housing) of Subdivision (c) of\nPRC Section 21155.1; for the construction, use, and maintenance of a new\nseven­story (92­foot tall), 128­unit, mixed­use building with 13 dwelling units\nset aside as affordable for Extremely Low Income Households, and up to\n5,000 square feet of ground floor commercial uses, the Project will provide\n71 automobile parking spaces and 101 bicycle parking spaces; for the\nproperty located at 5240 North Lankershim Boulevard.\nApplicant: Lankershim Los Angeles Apartments, LLC / Grubb Properties\nRepresentative: Jessica Pakdaman / Brad Rosenheim, Rosenheim &\nAssociates, Inc.\nCase No. DIR­2022­6485­TOC­SPR­VHCA­1A\nEnvironmental No. ENV­2024­1649­SCPE\nRelated Case No. ENV­2022­6486­CE­1A\nFiscal Impact Statement: Yes\nCommunity Impact Statement: None submitted
