Selection of Contractor for Property Management Services of\nAngelus and Garvey Senior Apartments The Rosemead\nHousing Development Corporation operates two senior\nhousing complexes, Angelus and Garvey Senior Housing.\nAngelus Senior Housing, located at 2417 Angelus Avenue,\nwas built in 1994 and is comprised of 51 apartment units.\nGarvey Senior Housing, located at 9118 Garvey Avenue, was\nbuilt in 2002 and is comprised of 72 apartment units. Both\nsenior housing complexes are currently managed by Levine\nManagement Group, Inc. The current Professional Services\nAgreement with Levine Management Group, Inc. is set to\nexpire on June 30, 2024. For this reason, on March 28, 2024,\nthe City released a Request for Proposal (RFP) No. 2024-12,\nseeking property management services for the two senior\nhousing complexes.\nRecommendation: That the City Council, sitting as the\nRosemead Housing Development Corporation Board of Directors,\nauthorize the City Manager to execute an Agreement with\nNational CORE to provide property management services for the\ntwo senior housing complexes (Angelus Senior Housing and\nGarvey Senior Housing) at a cost of $70.00 per unit each month.\nThe terms of the agreement shall be for three (3) years with two\n(2) one-year extensions at the sole and absolute discretion of the\nCity beginning on July 1, 2024.\nStaff Report
