13. APPROVAL OF PARCEL MAP NO. 84020 – F2M23-11, M2M23-25\nOn January 18, 2023, the Planning Commission adopted Resolution 22-08 approving\nTentative Parcel Map TPM21-01 to allow the creation of two parcels from an existing\nparcel containing four tied lots with a combined land area of 30,000 square feet at 301 S.\nAtlantic Boulevard. On January 18, 2023, the City Engineer signed Parcel Map No. 84020\nand recommended recordation of the same. All conditions of approval applicable to Parcel\nMap No. 84020 have been met. Consequently, approval and recordation of this map is\nnow appropriate.\nRecommended Action: City Council adopt Minute Order No. M2M23-25 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated February 27, 2023, this\nCouncil hereby finds and determines that the herein below described\nproject will not violate any of the provisions of Sections 66473.5, 66474,\n66474.1 and 66474.6 of the Subdivision Map Act of the State of California\nrelating to findings for approval.\nSECTION TWO: This Council hereby approves Parcel Map No. 84020 to\nsubdivide an existing single parcel with contains four tied lots totaling\n30,000 square feet and create two separate parcels resulting in the creation\nof parcel 1 which will consist of 10,338.50 square feet, and parcel 2 which\nwill consist of 16,662.50 square feet located in the CPD (Commercial\nPlanned Development) zone for the property located at 301 S. Atlantic\nBoulevard, and authorizes the City Clerk to endorse on the face of the map\nthe certificate which embodies the approval of said map.
