Community Development — Conduct Public Hearing to Consider Approval of a\nDevelopment Agreement Between the City of Torrance and Gable House\nDevelopment, LLC for Property Located in the H-DA2 Zone at 22501 Hawthorne\nBoulevard, Adopt ORDINANCE Approving the Development Agreement, and\nDetermine that the Project is Exempt from the California Environmental Quality\nAct (CEQA) pursuant to CEQA Guideline Section 15061(b)(3). Expenditure: None.\nRecommendation of the Community Development Director that City Council:\n1) Conduct a public hearing and consider approval of a Development Agreement between\nthe City of Torrance and Gable House Development, LLC, pertaining to a previously\napproved mixed-use development with density bonus comprised of 218 apartment units\nand 12,000 square feet of commercial floor area, on property located in the H-DA2 Zone\nat 22501 Hawthorne Boulevard herein referred to as the “Project”; and\n2) Adopt an ORDINANCE approving the Development Agreement between the City of\nTorrance and Gable House Development LLC; and\n3) Determine that the Project is exempt from California Environmental Quality Act pursuant\nto CEQA Guideline Section 15061(b)(3); and\n4) Approve an Ordinance Summary for publication.\n11.
