36. Department of Children and Family Services Lease\nRecommendation: Authorize the Chief Executive Officer to execute a\nproposed lease with Grand Glendora Services, LLC, a California limited\nliability corporation, for approximately 109,018 sq ft of office space, and 415\non-site parking spaces located at 725 South Grand Avenue in the City of\nGlendora (5) to be occupied by the Department of Children and Family\nServices (DCFS), with an estimated maximum first year base rental cost of\n$3,009,000, but with a one-month rent abatement of about $251,000, which\nwill equal approximately $2,759,000, the estimated total proposed lease\namount is $30,317,000 over the nine-year term, the rental costs will be\nfunded by 45% State and Federal funds and 55% Net County Cost (NCC)\nthat is already included in DCFS’ existing budget and DCFS will not be\nrequesting additional NCC for this action; authorize the Chief Executive\nOfficer to execute any other ancillary documentation necessary to\neffectuate the proposed lease, and take actions necessary and appropriate\nto implement the proposed lease including, without limitation, exercising\nany early termination rights; and find that the proposed lease is exempt\nfrom the California Environmental Quality Act.
