33. Department of Health Services Lease\nRecommendation: Authorize the Chief Executive Officer to execute any\ndocumentation necessary to exercise an existing option to extend or renew an\nexisting lease that was previously approved by the Board, and take actions\nnecessary and appropriate to implement said lease extensions and renewals at\neither the pre-negotiated rental rate and terms, or at fair market rental rate;\nauthorize the Chief Executive Officer to execute a proposed lease with Omninet\nCP Oakwood, LLC, a Delaware limited liability company and Omninet\nCommerce Plaza, LLC, a Delaware limited liability company, for approximately\n24,811 sq ft of office space and 125 on-site parking spaces located at 5701\nSouth Eastern Avenue, Suite 400, in the City of Commerce (4), to be occupied\nby the Department of Health Services (DHS), the estimated maximum first year\nbase rental amount is $775,000, with an estimated total proposed lease amount\nof $4,110,000 over the five-year term, the rental costs will be 100% funded by\nNet County Cost (NCC) that is already included in DHS’ existing budget, DHS\nwill not be requesting additional NCC for this action; authorize the Chief\nExecutive Officer to execute any other ancillary documentation necessary to\neffectuate the proposed lease, and take actions necessary and appropriate to\nimplement the proposed lease; and find that the proposed lease renewal is\nexempt from the California Environmental Quality Act.
