8. APPROVAL OF TRACT MAP NO. 83544 – F2M24-11, M2M24-195\nOn October 18, 2021, Tentative Tract Map No. 83544 was approved as a revision to\nconvert a previously approved but not yet constructed, 7,855 square foot, seven\nresidential unit apartment complex into condominium units on a site of approximately\n13,750 square feet located in the RH (Residential High Density) zone for the property\nlocated at 1416 Benito Avenue in the City of Alhambra. On October 16, 2023, a one-year\ntime extension to October 29, 2024 was approved for the previously approved Tentative\nTract Map No. 83544. On January 26, 2024, the City Engineer signed Tract Map No.\n83544 and recommended recordation of the same. All of the Conditions of Approval\napplicable to Tract Map No. 83544 have been met and the project Conditions, Covenants\nand Restrictions have been approved.\nRecommended Action: City Council adopt Minute Order No. M2M24-195 as\nfollows: RESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated October 28, 2024, this\nCouncil hereby finds and determines that the herein below described\nproject will not violate any of the provisions of Sections 66473, 66474.1\nand 66474.6 of the Subdivision Map Act of the State of California\nrelating to findings for approval.\nSECTION TWO: This Council hereby approves Tract Map No. 83544\nfor a 7,855 square foot, seven (7) residential unit condominium\ncomplex on a site of approximately 13,750 square feet located in the\nRH (Residential High Density) zone for the property located at 1416\nBenito Avenue and authorizes the City Clerk to endorse on the face of\nthe map the certificate which embodies the approval of said map.
