27. Department of Mental Health Lease\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nlease with Tomy E. Drissi as Trustee of The Tomy E. Drissi Trust dated January\n26, 2016, for approximately 6,500 sq ft of office space and 13 on-site parking\nspaces located at 947 Cole Avenue in the City of Los Angeles (3), and 22\noff-site parking spaces located at 959 Seward Street in the City of Los Angeles,\nto be occupied by the Department of Mental Health (DMH) for the Hollywood\nFull-Service Partnership and the American Indian Counseling Center, with an\nestimated maximum first year base rental amount of $387,000, the estimated\ntotal proposed lease amount, including parking, is $4,359,000 over the\nnine-year term, the rental costs will be funded by the Mental Health Services Act\nand other State and Federal funds that are already included in DMH’s existing\nbudget, DMH will not be requesting additional Net County Cost; authorize the\nChief Executive Officer to execute any other ancillary documentation necessary\nto effectuate the proposed lease, and take actions necessary and appropriate\nto implement the proposed lease including, without limitation, exercising any\nearly termination rights; and find that the proposed lease is exempt from the\nCalifornia Environmental Quality Act.
