Adopt a resolution approving Density Bonus No. 2024­02\nas conditioned;\nRESOLUTION NO. 2025­XXX entitled A RESOLUTION OF THE CITY COUNCIL OF\nTHE CITY OF SANTA ANA APPROVING DENSITY BONUS AGREEMENT NO.\n2024­02 FOR A FORTY­FIVE UNIT SINGLE­FAMILY ATTACHED TOWNHOME\nDEVELOPMENT LOCATED AT 510 AND 520 NORTH HARBOR BOULEVARD\n(APN: 100­631­05 & 100­631­04)\n2. Determine that, pursuant to the California Environmental Quality Act (CEQA) and\nRecommended Action: 1. Adopt a resolution approving Density Bonus No. 2024­02\nas conditioned;\nRESOLUTION NO. 2025­XXX entitled A RESOLUTION OF THE CITY COUNCIL OF\nTHE CITY OF SANTA ANA APPROVING DENSITY BONUS AGREEMENT NO.\n2024­02 FOR A FORTY­FIVE UNIT SINGLE­FAMILY ATTACHED TOWNHOME\nDEVELOPMENT LOCATED AT 510 AND 520 NORTH HARBOR BOULEVARD\n(APN: 100­631­05 & 100­631­04)\n2. Determine that, pursuant to the California Environmental Quality Act (CEQA) and\nthe CEQA Guidelines, the recommended action is exempt from further review under\nSection 15195 (Residential Infill Exemption), as this project meets all the threshold\ncriteria set forth in Section 15192 (Threshold Requirements for Exemption); and\n3. Authorize the City Manager to execute a Density Bonus Agreement with Alminlo\nProperties, LLC, for a 55­year term, for a for­sale residential development consisting\nof forty­five (45) attached for­sale townhomes, which includes five (5) units designated\nas affordable to moderate­income households at 510 and 520 N. Harbor Boulevard\n(Agreement No. A­2025­XXX).
