19.\nDensity Bonus Agreement No. 2025-02 to Facilitate the Construction of a\nResidential Development Consisting of Thirty-Six (36) Attached For-Sale\nTownhomes, Which Includes Four (4) Units Designated as Affordable to\nModerate Income Households, at 125 and 205 South Harbor Boulevard\nDepartment(s): Planning and Building Agency, Community Development\nAgency\nRecommended Action: 1. Adopt a resolution approving Density Bonus\nAgreement No. 2025-02; and\nRESOLUTION NO. 2025-XXX entitled A RESOLUTION OF THE CITY\nCOUNCIL OF THE CITY OF SANTA ANA APPROVING DENSITY BONUS\nAGREEMENT NO. 2025-02 TO ALLOW A THIRTY-SIX UNIT SINGLEFAMILY ATTACHED TOWNHOME DEVELOPMENT FOR THE PROPERTY\nLOCATED AT 125 AND 205 SOUTH HARBOR BOULEVARD (APN: 144-31115 & 144-311-14)\n2. Determine that, pursuant to the California Environmental Quality Act\n(CEQA) and the CEQA Guidelines, the recommended action is exempt from\nfurther review under Section 15195 (Residential Infill Exemption), as this\nproject meets all the threshold criteria set forth in Section 15192 (Threshold\nRequirements for Exemption); and\n3. Approve a Density Bonus Agreement with 205 S Harbor Plaza, LLC, for a\n55-year term, for a for-sale residential development consisting of thirty-six (36)\nattached for-sale townhomes, which includes four (4) units designated as\naffordable to moderate-income households at 125 and 205 S. Harbor\nBoulevard (Agreement No. A-2025-XXX).
