17.\nAPPROVAL OF PARCEL MAP NO. 84017 – F2M25-11, M2M25-89\nOn July 22, 2024, Tentative Parcel Map No. 84017 was approved to develop a commercial\nshopping center consisting of three drive-through, quick-serve food-related uses totaling\n7,053 square feet of floor area on an approximately 2.7-acre site within the CMU\n(Commercial Mixed-Use) zone located at 132 and 146 South Palm Avenue, and 127 South\nRaymond Avenue in the City of Alhambra. On May 8, 2025, the City Engineer signed\nParcel Map No. 84017 and recommended recordation of the same. All Conditions of\nApproval applicable to Parcel Map No. 84017 have been met and the project Agreements\nand Covenants have been approved and recorded.\nRecommended Action:\nCity Council adopt Minute Order No. M2M25-89 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated June 23. 2025, this Council\nhereby finds and determines that the herein below described project will not\nviolate any of the provisions of Sections 66473, 66474.1 and 66474.6 of the\nSubdivision Map Act of the State of California relating to findings for approval.\nSECTION TWO: This Council hereby approves Parcel Map No. 84017 to\ndevelop a commercial shopping center consisting of three (3) drive-through,\nquick-serve food-related uses totaling 7,053 square feet of floor area on an\napproximately 2.7-acre site within the CMU (Commercial Mixed-Use) zone\nlocated at 132 and 146 South Palm Avenue, and 127 South Raymond Avenue,\nand authorizes the City Clerk to endorse on the face of the map the certificate\nwhich embodies the approval of said map.
