45. Department of Public Social Services Lease Renewal Agreement\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nnine-year lease renewal with Coast-United Advertising Co., Inc., (Landlord), for\nthe Department of Public Social Services’ (DPSS’) continued use of\napproximately 18,795 sq ft of office space and 125 on-site parking spaces\nlocated at 1050 East Palmdale Boulevard, Suite Nos. 201-207 in Palmdale (5),\nwith an estimated maximum first-year base rental amount of $406,000, and an\nestimated total lease amount, including electricity and janitorial costs, of\n$5,477,000, over the nine-year term, funded by 80.11% State and Federal\nfunds and 19.89% Net County Cost (NCC), that is already included in DPSS’\nexisting budget, and DPSS will not be requesting additional NCC; authorize the\nChief Executive Officer to execute any other ancillary documentation necessary\nto effectuate the proposed lease, and take actions necessary and appropriate\nto implement the proposed lease including, without limitation, exercising any\nearly termination rights; and find that the proposed lease is exempt from the\nCalifornia Environmental Quality Act.
