24. Departments of Mental Health and Aging and Disabilities Lease\nAmendment\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\nthree-year lease amendment with Z-7 Properties, LTD., a California limited\npartnership, for the Departments of Mental Health and Aging and Disabilities’\ncontinued use of approximately 16,180 sq ft of office space and 30 on-site\nparking spaces for the Asian Community Service Center located at 14112\nSouth Kingsley Drive in the City Gardena (2), with the estimated maximum\nfirst-year base rental amount of $324,000, which includes parking at no\nadditional cost, and an estimated aggregate total lease amount, including utilities\nand taxes, of $1,270,000 over the three-year term, fully funded by State and\nFederal funds already included in the Departments’ existing budgets; authorize\nthe Chief Executive Officer to execute any other ancillary documentation\nnecessary to effectuate the proposed lease amendment and take actions\nnecessary and appropriate to implement the proposed lease amendment\nincluding, without limitation, exercising any early termination rights; and find that\nthe proposed lease amendment is exempt from the California Environmental\nQuality Act.
