11.\nAPPROVAL OF PARCEL MAP NO. 84735 (TPM-25-01) AT 2001 & 2013 WEST\nVALLEY BOULEVARD – F2M26-11, M2M26-52\nOn June 30, 2025, Tentative Parcel Map No. 84735 was approved to lift a recorded lot\ncombination covenant, and reconfigure the property, resulting in a merger of two (2) of the\nthree (3) lots and a single standalone lot, within the CMU (Commercial Mixed Use) zone\nfor the site located at 2001 and 2013 West Valley Boulevard in the City of Alhambra. The\nsite is currently developed with a drive-through restaurant and a coin-operated car wash.\nOn January 30, 2026, the City Engineer signed Parcel Map No. 84735 and recommended\nrecordation of the same. All Conditions of Approval applicable to Parcel Map No. 84735\nhave been met.\nRecommended Action:\nCity Council adopt Minute Order No. M2M26-52 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of Community\nDevelopment in his report dated March 23, 2026, this Council hereby finds and\ndetermines that the herein below described project will not violate any of the\nprovisions of Sections 66473, 66474.1 and 66474.6 of the Subdivision Map Act of\nthe State of California relating to findings for approval.\nSECTION TWO: This Council hereby approves Parcel Map No. 84735 to lift a\nrecorded lot combination covenant, and reconfigure the property, resulting in a\nmerger of two (2) of the three (3) lots and a single standalone lot, located at 2001\nand 2013 West Valley Boulevard, and authorizes the City Clerk to endorse on the\nface of the map the certificate which embodies the approval of said map.
