8H. Lease Agreement for Encinitas Fire Station #6 located at 770 Rancho Santa Fe Road.\nEnvironmental Considerations: The project is exempt from environmental review\npursuant to the California Environmental Quality Act (CEQA) Guidelines Section 15301\n(Existing facilities) in that the proposed lease area expansion of Fire Station #6 consists\nof a minor alteration of a public facility (an existing fire station) involving negligible\nexpansion of the former use, and the construction of a new fire apparatus garage. The\nproposed lease amendment provides the City with expanded use of the subject property,\nincreasing the operational footprint of Fire Station #6 from approximately 1,310 square\nfeet to approximately 2,800 square feet (existing floor area). The expanded lease also\nincludes a new approximate 1500 square-foot apparatus garage, additional storage\nareas, full use of the parking lot, and landscaped areas. The project is also exempt from\nenvironmental review pursuant to Guidelines Section 15303 in that Section 15303 (New\nConstruction and Conversion of Small Structures) exempts the conversion of small\nstructures from one use to another where only minor modifications are made in the\nexterior of the structure and allows an exemption for the addition of accessory structures\nincluding garages. None of the exceptions in Section 15300.2 of the CEQA Guidelines\napply.
