F. APPROVAL OF FINAL TRACT MAP NO. 83965, A 13-UNIT CONDOMINIUM DEVELOPMENT PROJECT AT 327 EAST BROADWAY PLANNING CASE NO. TMAP22-011 The project is located on the north side of East Broadway between Saint Francis Street to the west and South California Street to the east. The project site is zoned R-3 (Multiple Family Residence) and has a General Plan Land Use Designation of High-Density Residential. The project includes constructing a 13-unit, three-story, multi-family residential condominium development on the currently vacant subject property. Each unit will vary in size between 1,567 to 1,628 square feet and all units will have a two-car garage on the ground floor. The Planning Commission approved Tentative Tract Map No. 83965 on August 14, 2023. In compliance with Section 66412.3 of the Subdivision Map Act, the Planning Commission determined that the subdivision is consistent with the City’s actions with regard to the region’s housing needs. California Environmental Quality Act (CEQA) Determination: The project has been reviewed for compliance with the CEQA, and is exempt from CEQA based on Section 15332, Class 32 exemption (In-Fill Development). Recommended Action: Staff recommends that the City Council: 1. Approve Final Tract Map No. 83965; and 2. Authorize its filing with the Los Angeles County Recorder.
