14.A An Ordinance of City Council of the City of Hemet, California, Approving 407 - 860\na Zone Change (ZC 20-001) From R-2 (Low Density Multiple Family\nResidential) to R-1 (Single-Family Residential Minimum Lot Size 6,000\nSquare Feet), Located at the Northwest Corner of East Menlo Avenue\nand Park Avenue (APN 439-230-005; and 018) and Approving Tentative\nTract Map No. 37558 to subdivide a 13-acre parcel into 51 lots for the\nfuture construction of single-family residences.\nEnvironmental Action: A Mitigated Negative Declaration and Mitigation\nMonitoring Reporting Program were prepared, processed, and noticed in\naccordance with the California Environmental Quality Act (Public\nResources Code Section 21000 et seq.), and the CEQA Guidelines (14\nCalifornia Code of Regulations Section 1500 et seq.).\nStaff Report #23-275 - Pdf\nRecommendation:\nIt is respectfully recommended that the City Council:\n1. Open a public hearing and take testimony, if any; and\n2.
