G. APPROVAL OF FINAL PARCEL MAP NO. 82176, A 4-UNIT\nCONDOMINIUM DEVELOPMENT PROJECT LOCATED AT 117 WEST\nNORWOOD PLACE\nThe development project located at 117 West Norwood Place, is a 4-unit\ncondominium on a 16,000-square-foot lot. Staff and the City’s contract\nconsultant for land surveying, RKA Consulting Group, Inc. have reviewed the\nFinal Tract Map and determined that it is in compliance with the State\nSubdivision Map Act, Conditions of Approval, and the City’s ordinances\nregarding subdivision. There is no fiscal impact related to this item.\nCalifornia Environmental Quality Act (CEQA) Determination: The project has\nbeen reviewed for compliance with the California Environmental Quality Act\n(CEQA), and is exempt from CEQA based on Section 15332. Class 32\nexemption (In-fill Development). The Planning Commission approved the\nproject on January 14, 2029. In compliance with Section 66412.3 of the\nSubdivision Map Act, the Planning Commission has determined that the\nsubdivision is consistent with the City’s actions with regards to the region’s\nhousing needs.\nRecommended Action:\nStaff recommends that the City Council approve Final Parcel Map No. 82176,\nauthorize its filing with the Los Angeles County Recorder and authorize the\nCity Manager to execute the Subdivision Agreement on behalf of the City.
