33. Child Support Services Department Lease Agreement\nRecommendation: Authorize the Chief Executive Officer to execute a proposed\neight-year lease with Lincolnolia, LLC (Landlord), for the Child Support\nServices Department’s (CSSD) use of approximately 50,756 sq ft of office\nspace and 196 on-site parking spaces, located at 3179 West Temple Avenue in\nthe City of Pomona (1), with an estimated maximum first-year base rental\namount of $1,400,900, but with a one-month rent abatement of $116,700, will\nequal $1,284,200, and an estimated total proposed lease amount of\n$12,341,000 over the eight-year term, funded by 66% State and Federal Funds\nand 34% by Net County Cost (NCC) that is already included in CSSD existing\nbudget, and additional NCC will not be requested for this action; authorize the\nChief Executive Officer to execute any other ancillary documentation necessary\nto effectuate the terms of the proposed lease, and to take actions necessary\nand appropriate to implement the proposed lease, including, without limitation,\nexercising an early termination right; and find that the proposed lease is exempt\nfrom the California Environmental Quality Act.
