44. Los Angeles County General Hospital Campus: Centennial Development\nProject Exclusive Negotiation Agreement\nRecommendation: Authorize the Director of Economic Opportunity to negotiate\nand execute and, if necessary, amend, extend, or terminate an Exclusive\nNegotiation Agreement (ENA) with Centennial Partners, for an initial 18-month\nterm, with up to four 90-day extension options, for the potential development of\nCounty-owned lands and assets at 1200 North State Street, in the city of Los\nAngeles (1), commonly known as the General Hospital Reuse/West Campus\n(Project Site); execute any and all related or ancillary documents or\namendments to the ENA necessary to effectuate the action authorized hereby;\ncollect deposits and fees in connection with the terms of the ENA and\nadminister the expenses and accounting associated with the ENA; negotiate the\nanticipated ground lease structure of the potential development of the Project\nSite, upon consultation with the County, and to return to the Board with\nproposed agreements for approval; and find that the approval of the proposed\nexecution, and any extensions, of the ENA are not subject to California\nEnvironmental Quality Act.
