The Lewis Group of Companies Presentation on Proposed 178 -Unit Residential\nPlanned Development\nThe Lewis Group of Companies has submitted a Pre -Application\nPre -Application 23- 02), proposing to develop a new 178 -unit residential planned\ndevelopment, which will consist of approximately 105 tandem townhomes units and\n73 row town home units. The size of each dwelling varies from 1, 147 square feet to\n2, 201 square feet with an attached two -car garage. To develop the site as a residential\nplanned development, the applicant proposes to change the zone from Medium\nCommercial with a Design Overlay ( C -3/ D- 0) to Planned Development ( P -D). The\napplicant is also proposing to change the General Plan land use designation from\nOffice/ Light Industrial to High Density Residential ( 0- 30 units/ acre). The subject\nsite is located at 1515 Walnut Grove Avenue.\nRecommendation: That the City Council and Planning Commission provide\nfeedback and input.
