30. APPROVAL OF TRACT MAP NO. 83056 – F2M24-11, M2M24-86\nOn November 6, 2023, Tentative Tract Map No. 83056 was approved to allow an approved\nmixed-use development, that is currently under construction, and which consists of 10\nresidential units and two office-retail spaces, to be subdivided into condominium units on\na site of approximately 19,296 square feet within the CBD (Central Business District) and\nDowntown Revitalization District overlay for the property located at 15 South Chapel\nAvenue. On May 6, 2024, the City Engineer signed Tract Map No. 83056 and\nrecommended recordation of the same. Consequently, approval and recordation of this\nmap is now appropriate.\nRecommended Action: City Council adopt Minute Order No. M2M24-86 as follows:\nRESOLVED by the Alhambra City Council as follows:\nSECTION ONE: Based upon the recommendation of the Director of\nCommunity Development in his report dated May 13, 2024, this Council hereby\nfinds and determines that the herein below described project will not violate\nany of the provisions of Sections 66473, 66474.1 and 66474.6 of the\nSubdivision Map Act of the State of California relating to findings for approval.\nSECTION TWO: This Council hereby approves Tract Map No. 83056 to allow\nan approved mixed-used development, that is currently under construction,\nand which consists of 10 residential units and two office-retail spaces, to be\nsubdivided into condominium units on a site of approximately 19,296 square\n14\n5-13-24\nfeet within the CBD (Central Business District) zone and Downtown\nRevitalization District overlay located at 15 South Chapel Avenue and\nauthorizes the City Clerk to endorse on the face of the map the certificate which\nembodies the approval of said map.
