Public Hearing to consider Resolution No. 8606 for the following applications for an\napproximately four-acre parcel located at 2407 W. Lugonia Avenue (APN: 0292-032-\n49-0000) within the Special Development (EV/SD) District of the East Valley Corridor\nSpecific Plan.\nb. Planned Development No. 9 – A proposal to establish permitted uses,\nconditionally permitted, and development standards consistent with the Commercial\nIndustrial (EV/IC) District of the East Valley Corridor Specific Plan to allow\ndevelopment of an off-street parking facility for trucks, trailers, cabs and other fleet\nvehicles. The project qualifies for exemption from environmental review in\naccordance with Section 15303 (New Construction of Small Structures) and 153332\n(Infill Development) of the California Environmental Quality Act (CEQA) Guidelines\nc. Conditional Use Permit No. 1194 – A request for authorization to operate an off-\nstreet truck parking facility with existing on-site improvements (paving, storm water\ndetention facilities, landscaping, site lighting, fencing and gate) and the construction\nof a proposed 310 square-foot guard house with restroom facilities.
