6. 12135 Victory Boulevard Acquisition for Interim Housing for the\nTransgender/Nonbinary Community in North Hollywood\nRecommendation as submitted by Supervisor Horvath: Order the purchase of\nthe property located at 12135 Victory Boulevard, North Hollywood (Property), in\naccordance with Government Code Section 26227; authorize the Chief\nExecutive Officer to execute the Purchase and Sale Agreement to purchase the\nproperty for $3,515,000 plus approximately $15,000 in title and escrow fees,\nand take all further actions necessary and appropriate to complete the\ntransaction, including opening and management of escrow, any administrative\nadjustments to the transfer documents, execution of all the requisite\ndocumentation for the completion of the transfer and acceptance of the deed\nconveying title to the Property to the County; find that the proposed acquisition,\nleasing to LAFHBUILDS, Inc., renovation, and operation of the 12135 Victory\nBoulevard Interim Housing Project are exempt from the California Environmental\nQuality Act; and take the following actions:\nInstruct the Assessor to place the property under complete ownership of\nthe County and remove the Property from the tax roll effective upon the\ntransfer of title to the County;\nFind that the Property, once acquired by the County, will not be needed\nfor other County purposes and that the leasing of the property on a gratis\nbasis to LAFHBUILDS, Inc. for the renovation of the Property to\naccommodate approximately 30 interim housing beds for\ntransgender/non-binary individuals experiencing homelessness will meet\nthe social needs of the population of the County and serve public\npurposes pursuant to Government Code Section 26227;\nAuthorize the issuance of warrants, as directed by the Chief Executive\nOffice, for the purchase and any other related due diligence and\ntransactional costs; and\nAuthorize the Chief Executive Officer to enter into a gratis lease with\nLAFHBUILDS, Inc.
