SECOND READING AND ADOPTION OF AN ORDINANCE APPROVING\nZONING MAP AMENDMENT AMD- 23-05, AT 146 SOUTH PALM AVENUE (APN:\n5342-022-033 & APN: 5342-022-035), 127 SOUTH RAYMOND AVENUE (APN: 5342-\n022-034), 132 SOUTH PALM AVENUE (APN: 5342-022-036), 2018 TEAGARDEN LANE\n(APN: 5342-022-053), AND 126 SOUTH PALM AVENUE (APN: 5342-022-054) –\nF2M24-50, O2M24-4834\nOn July 22, 2024, the City Council to held a public hearing to consider an application for\nthe proposed Palm and Pepper Commercial Development which consists of three (3)\ndrive-through, quick-serve food-related uses (a Starbucks®, a Raising Cane’s®, and a\nPanda Express®) totaling 7,053 square feet of floor area located within a 2.7-acre site\nconsisting of four (4) parcels. After receiving public testimony and deliberation by the\nCouncil, the Council directed the City Attorney to introduce and give first reading to an\nordinance approving Zoning Map Amendment AMD-23-05, at 146 South Palm Avenue,\n127 South Raymond Avenue, 132 South Palm Avenue, 2018 Teagarden Lane, and 126\nSouth Palm Avenue. Staff is requesting that the City Council O2M24-4834 for its second\nreading and adopt the ordinance.\nRecommended Action: City Council declare introduced for its second reading and\nadopt the following ordinance entitled:\nOrdinance No. O2M24-4834: AN ORDINANCE OF THE CITY COUNCIL OF THE\nCITY OF ALHAMBRA ADOPTING ZONING MAP AMENDMENT AMD-23-05\nRECLASSIFYING THE ZONING ON AN APPROXIMATE LAND AREA OF 2.7\nACRES LOCATED AT 146 SOUTH PALM AVENUE (APN: 5342-022-033 & APN:\n5342-022-035), 127 SOUTH RAYMOND AVENUE (APN: 5342-022-034), 132\nSOUTH PALM AVENUE (APN: 5342-022-036), 2018 TEAGARDEN LANE (APN:\n5342-022-053), AND 126 SOUTH PALM AVENUE (APN: 5342-022-054), IN THE\nCITY OF ALHAMBRA FROM I (INDUSTRIAL) TO CMU (COMMERCIAL MIXED-\nUSE)
