GENERAL PLAN AMENDMENT (GP-23-1), ZONE CHANGE (23-1), TENTATIVE TRACT\nMAP (TT-24-1), CONDITIONAL USE PERMIT (CU-24-1), AND MITIGATED NEGATIVE\nDECLARATION (MND-24-2) TO ALLOW THE CONSTRUCTION OF A 93-UNIT\nTOWNHOME RESIDENTIAL DEVELOPMENT AT 8030 DALE STREET\n— Recommended Action: 1) Conduct a public hearing; and 2) thereafter based on\nthe analysis provided in this agenda report and the facts and findings provided in the\nattached Resolutions and an Ordinance, adopt Resolutions and an Ordinance\napproving a General Plan Amendment (GP-23-1) to amend the existing General Plan\nLand Use designation from Commercial to High Density Residential; a Zone Change\n(Z-23-1) to amend the existing zoning district from CS (Commercial Shopping)\nMixed Use Overlay-45 to RM-20 (Medium-Density Multifamily Residential) Mixed\nUse Overlay-45; a Tentative Tract Map (TT-24-1) to subdivide an existing parcel into\na single lot for condominium purposes; a Conditional Use Permit (CU-24-1) to permit\nthe proposed 93-unit townhome residential development, and to allow building\nheights up to 37 feet 7 inches; and Mitigated Negative Declaration (MND-24-2)\ncertifying the project in compliance with the California Environmental Quality Act\n(CEQA) for the property located at 8030 Dale Street.
